Application Requirements

For your convenience, below are the general guidelines used to process applications.
  • Completed Application Form

    Each adult wishing to live in one of our properties must fill out an application and be approved. All sections of each application must be completed and accurate.

  • Income

    We must verify that there is adequate income to make rental payments. We expect applications to have  current income (from employment for at least 6 months, financial aid, GI bill, etc.) and that income, broken down monthly ,must be at least 2.5 times the total monthly rent. In certain situations, a letter of hire from a new employer can be considered. Additionally, the debt-to-income ratio must fall at 40% or less. Only investments which pay out monthly will be considered to be part of your monthly income. Additionally, please note that ability to pay the rent for the entire lease up front doesn’t automatically mean an applicant meets our requirements. These are the requirements for a co-signer as well.

  • Rental History

    We require at least 6 months of positive rental history. We verify:

    - the amount of current rent and that rent was paid in a timely manner

    - that the property was kept in good condition

    - that there was no history of complaints from other tenants

    - that all lease obligations have been met

    - dates applicant lived in previous rental

    - that there are no violations on record

    - that applicant does not have a current balance

     

    Living with family or friends is not considered rental history.


  • Credit History

    We look for a credit score of 650 or higher. First-time renters with no established credit will require a co-signer. International applicants will need a social security number in order to have a credit score, so if you do not have a SSN, it is likely you will need a co-signer.

  • Criminal History

    Any criminal felony offence within the last 10 years may be taken into consideration when processing your application. If the criminal offense took place more than 10 years ago, or the applicant has been out of jail/prison more than 5 years and has good credit and rental history, this will be considered for approval. Non-closed items on a criminal history report for crimes against either person, property, or drug-related crimes will place your application on hold. During this time the unit will be available to other potential renters. To have a file re-evaluated, a new background check and any monies necessary to obtain that report must be provided by the applicant. The unit holding fee will be refunded until you are able to be screened in the future.If you do not meet our requirements for renting on your own, you will need a co-signer who meets the same guidelines.

  • A Valid Photo I.D. and Social Security Number

    Please provide a valid photo I.D. and social security number.

  • When do all applicants require co-signers?

    When one applicant on the lease requires a co-signer, all other applicants will be required to obtain one as well.

  • The following will result in immediate denial of the application:

    - false information, a distortion of the truth provided, or an incomplete application

    - any undisclosed previous rental address

    - lack of a response from applicant for additional information after 1 business day

    - rental history with any unpaid past due rent; application may be reconsidered once debt is paid and confirmed from previous property owner

    - any current 14-day notice, an unlawful detainer action or eviction within the last 3 years

    - an open bankruptcy

    - any criminal felony offense of a physical or violent nature against either person or property

    - any criminal activity, including selling or possession with intent to sell drugs


  • Authorization

    Authorization for us to verify information given on the application and to order a credit check.

No person shall be denied the right to rent one of our properties based on the applicant’s Race, Color, National Origin, Creed, Sex, Disability, Familial Status, Retaliation, Marital Status or Sexual Orientation.
